1. Definitions
- “We”, “Us”, “Our” – the ILA service provider
- “You”, “Client” – the individual receiving advice
- “Service” – Independent Legal Advice delivered via video call
2. Scope of Service
We provide Independent Legal Advice for:
- Mortgage and remortgage transactions
- Personal guarantees
- Transfer of equity
- Occupier waivers
- Gifted deposits
- Bridging loans
- Other lender‑required ILA
Advice is delivered remotely via video call unless otherwise agreed.
3. Client Responsibilities
You agree to:
- Provide accurate and complete information
- Upload all required documents before your appointment
- Attend your scheduled video call on time
- Ensure you are in a private, quiet environment for the consultation
- Confirm your identity when requested
Failure to comply may delay or prevent the issuance of your ILA certificate.
4. Fees & Payment
- All fees are fixed and displayed at the time of booking
- Payment must be made in advance
- Fees are non‑refundable once the appointment has commenced
- Missed appointments may incur a rebooking fee
5. Cancellation & Rescheduling
You may cancel or reschedule your appointment:
- Free of charge with at least 24 hours’ notice
- Within 24 hours, a cancellation fee may apply
If we need to reschedule, we will notify you as soon as possible.
6. Delivery of ILA Certificate
Your certificate will be issued:
- After the video call
- Once identity verification is complete
- Provided all documents have been reviewed
We are not responsible for delays caused by incomplete or incorrect information.
7. No Legal Representation
Our service is limited to Independent Legal Advice for specific documents. We do not act for you in the wider transaction and do not negotiate terms with lenders or third parties.
8. Limitation of Liability
We are not liable for:
- Losses arising from incorrect information provided by you
- Delays caused by lenders, brokers or third parties
- Technical issues beyond our control
- Indirect or consequential losses
Our liability is limited to the amount paid for the service.
9. Use of Website
You agree not to:
- Misuse the website
- Attempt unauthorised access
- Copy or distribute website content without permission
10. Intellectual Property
All website content, branding and materials are owned by us. Unauthorised use is prohibited.
11. Governing Law
These Terms & Conditions are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the English courts.
